Bespoke Projects

Not every project fits neatly into a box. Whether you want to knock through and open up the ground floor, replace a tired conservatory with a solid room, remodel a property you’ve just bought, or combine an extension and loft conversion into one complete transformation, we plan and build tailored projects for homeowners across Cannock, Great Wyrley, Cheslyn Hay and the surrounding areas.

Building Work Shaped Around Your Home

Some of the most rewarding projects we take on start with a homeowner saying “I’m not sure what this is called, but here’s what I want to achieve”. A kitchen that feels cut off from the rest of the house. A conservatory that’s freezing in winter and unbearable in summer. A house bought for its location that needs reworking from front to back before it feels like home.

These projects don’t follow a template, and that’s exactly why experience matters. Taking out a load-bearing wall, connecting old and new structures, or working across several parts of a house at once all need careful design and coordination between trades. With architectural design, structural engineering and construction brought together by one team, we can look at your home as a whole and find the right solution, rather than forcing your plans into a standard package.

Projects We Can Help With

Every bespoke project is different, but most fall into a few common types. Here are some of the ways we help homeowners get more from their property, whether that means more space, better use of the space they already have, or a complete change in how their home looks and feels.

Knock-Throughs & Open-Plan Living

Many homes, particularly older properties and 1930s semis, were built with separate kitchens, dining rooms and lounges. Removing internal walls to create open-plan living can completely change how a house feels, without adding a single square metre. Where a wall is load-bearing, a structural engineer designs the steel beams and supports needed, and we install them safely before the space is opened up.

Whole-House Remodels & Renovations

Bought a property that needs bringing up to date, or lived in your home for years and want it reworked to suit your life now? A whole-house remodel might include reconfiguring rooms, moving the kitchen, adding bathrooms, upgrading insulation and modernising the exterior. Planning everything together means the work happens in the right order and the finished home feels joined up, rather than the result of years of separate fixes.

Conservatory Replacements & Orangeries

Many older conservatories are too cold in winter and too hot in summer to use properly. Replacing a conservatory with a solid-roofed room or orangery, with proper insulation, plastered ceilings and lighting, turns it into a space you can use all year round. In many cases, the existing base can be assessed and reused, although it often needs strengthening for the heavier structure.

Porches & Front Elevation Improvements

A porch adds practical space for coats, shoes and deliveries, keeps heat in the house and can transform the front of your home. Combined with updates like new windows, render or brickwork improvements, it’s an effective way to give an older property real kerb appeal.

Combined Projects

Sometimes the best result comes from doing more than one thing at once, such as a home extension on the ground floor with a loft conversion above, or a garage conversion alongside a kitchen remodel. Doing these as a single project means one design, one set of approvals and one build programme. It’s usually more cost-effective and less disruptive than carrying out separate projects years apart.

Planning, Building Regulations & Structural Work

Because bespoke projects vary so much, the approvals needed vary too. Internal alterations, such as removing walls, don’t usually need planning permission, but structural changes always need Building Regulations approval, along with structural calculations for any new beams or supports. If a wall you want to remove is shared with a neighbour, the Party Wall Act may also apply.

Small porches can often be built under permitted development, as long as they stay within size and height limits and are set back far enough from a boundary with a road. Replacing a conservatory roof with a solid one usually needs Building Regulations approval, as it changes both the structure and the energy performance of the room. If the doors between the conservatory and the house are removed to make it part of the main living space, it will also need to meet the standards of a full extension.

Homes in conservation areas, listed buildings and properties within the Cannock Chase National Landscape can have additional restrictions, particularly on external changes. We’ll check what applies to your home and handle the applications needed, so you don’t have to work it out alone.

Why Homeowners Choose Quality Building Services for Bespoke Projects
