New Builds

Whether you’ve found the perfect plot, want to replace a tired bungalow with a modern family home, or have land in your garden with potential, we design and build one-off new homes for clients across Cannock, Great Wyrley, Cheslyn Hay and the surrounding areas. From the first drawings and planning application through to construction and handover, your new home is managed by one team.

A Home Built Around You, Not a Housing Estate

Most new homes are built by large developers, designed to suit as many buyers as possible and repeated street after street. A one-off new build is the opposite: a home designed around your plot, your family and the way you want to live, from the layout of the kitchen to the view from the bedroom window.

Building a new home is also one of the most complex projects you can take on. Planning, design, groundworks, structure, services, energy efficiency, warranties and finishes all have to come together, often over a year or more. Having one team that coordinates the architectural design, engineering and construction makes that process far more manageable, with one point of contact who understands the whole project rather than a string of separate contractors.

We take on a small number of new build projects alongside our extension and conversion work, which means each one gets proper attention from the people responsible for building it.

The New Build Projects We Take On

Every new build starts with a different set of circumstances, and the right approach depends on your land, your budget and what you want the finished home to be.

Self-Build & Bespoke Homes

You’ve found a plot or already own one, and you want a home designed and built around your exact requirements. We can work from the very beginning of the design process or build to plans you’ve already had drawn up, coordinating everything needed to turn your plot into a finished home.

Replacement Dwellings

Sometimes an existing house or bungalow isn’t worth extending or renovating, and the better option is to demolish it and build again. A replacement dwelling lets you keep the location you love while creating a modern, energy-efficient home that’s designed for how you live now. This route can also be easier in planning terms than building on an undeveloped site, particularly in Green Belt areas.

Building in a Garden or Infill Plot

Larger gardens, side plots and corner plots can sometimes accommodate an additional home, whether for family members, to downsize without moving away or as an investment. These sites need careful design to respect neighbouring properties, access and parking, and we’ll give you an honest view of whether your land has realistic potential.

Bungalows & Multi-Generational Homes

Single-storey homes for later life, or larger homes designed for several generations living together with their own space, are increasingly popular. Building new lets you plan accessibility, privacy and shared living areas properly from the start.

If you love your location and just need more space, a home extension or bespoke project may achieve what you need for less time and cost, and we’ll always tell you honestly if we think that’s the case.

Planning & Local Considerations for New Homes

Every new home needs planning permission, and the planning stage is often where a new build project succeeds or stalls. Knowing the local picture before you commit to a plot or a design can save a great deal of time and money.

Much of South Staffordshire, including areas around Great Wyrley, Cheslyn Hay and Penkridge, lies within the Green Belt, where new homes are tightly restricted. Replacement dwellings and some infill sites can still be possible, but the size and design of the new home need careful handling.

In Cannock Chase District and parts of the surrounding areas, new homes within 15 kilometres of the Cannock Chase Special Area of Conservation usually require a contribution towards protecting the heathland from increased visitor pressure. Ground conditions matter too, with parts of the district sitting within former coal mining areas that may need a coal mining risk assessment and specialist foundation design.

There are financial considerations to plan for as well:

Community Infrastructure Levy (CIL): May apply to new homes in some areas, although self-builders can often claim an exemption, as long as it’s applied for before work starts.

VAT: Construction of a new home is generally zero-rated, and self-builders can reclaim VAT on eligible materials through HMRC’s DIY Housebuilders Scheme.

Structural warranty: Most mortgage lenders require a new home to have a recognised structural warranty, such as LABC Warranty, NHBC or Premier Guarantee, or an architect’s certificate. This needs arranging before construction begins.

We’ll help you understand which of these apply to your project from the outset, so there are no surprises later.

Why Clients Choose Quality Building Services for Their New Build

Building a new home is a long-term commitment, and the team you choose to build it matters as much as the design itself.
