Home Extensions
From single-storey kitchen extensions to double-storey and wrap-around builds, we design and build home extensions for homeowners across Cannock, Great Wyrley, Cheslyn Hay and the surrounding areas. Drawings, planning, Building Regulations and construction are all handled by one team, so you have one point of contact from the first idea to completion.
Home Extensions Designed Around the Way You Live
An extension is usually the biggest investment a homeowner makes in their property, and it’s rarely just about adding square metres. It’s about a kitchen big enough for the family to actually sit down together, a downstairs room for an ageing parent, or finally having somewhere to work that isn’t the dining table.
That’s why every extension we build starts with how you want to use the space, not a standard plan. Since 2007, Quality Building Services has been extending homes across Cannock, Hednesford, Great Wyrley, Cheslyn Hay, Walsall and the surrounding areas. Because we bring design, planning and construction together, the person who listens to your ideas at the start is part of the same team that delivers them on site.

Types of Home Extension We Build
Every property is different, and the right extension depends on your plot, the layout of your house and how you want the new space to work with the rest of your home.
Single-Storey Rear Extensions
The most popular choice for homeowners wanting a larger kitchen, an open-plan family space or a dining area that opens onto the garden. A single-storey rear extension can transform the back of a house, especially in the 1930s semis and post-war homes common across the area, where kitchens were never designed for modern family life. Bifold or sliding doors, roof lights and lantern roofs can be designed in from the start to flood the space with natural light.
Double-Storey Extensions
If you need more bedrooms as well as more living space, building up as well as out is often the most cost-effective way to add significant room. A double-storey extension can give you a larger kitchen or lounge downstairs and an extra bedroom, en-suite or larger bathroom above, all under one roof and one build programme. These projects nearly always need planning permission, so the design stage is especially important to get right.
Side & Wrap-Around Extensions
Many homes have an underused strip of land down one side of the house. A side return or side extension can widen a narrow kitchen or create a utility room, downstairs WC or boot room. Combine side and rear together in a wrap-around extension and you can completely reshape the ground floor of your home.
Kitchen Extensions
For many of our customers the kitchen is the whole reason for extending. Because we can coordinate kitchen fitting as part of the project, your new kitchen can be planned alongside the extension itself, with plumbing, electrics, lighting and layout designed together rather than squeezed in afterwards.
Not sure an extension is the right answer? Sometimes a loft conversion or garage conversion gives you the space you need for less disruption, and we’ll always tell you honestly if we think that’s the case.

Planning Permission, Building Regulations & Local Considerations
Many single-storey extensions can be built under permitted development, meaning you don’t need a full planning application. Larger, double-storey or side extensions usually do need planning permission. We’ll tell you which applies to your home and handle the application for you if one is needed.
Depending on where you live, your application will go to Cannock Chase District Council, South Staffordshire Council, Walsall Council or Lichfield District Council. Each has its own design guidance and expectations. Homes within or close to the Cannock Chase National Landscape (formerly the Area of Outstanding Natural Beauty) also have more restricted permitted development rights, particularly for side extensions.
The area’s coal mining history matters too. Parts of Cannock and the surrounding towns sit within Coal Authority development referral areas, which can mean a coal mining risk assessment for planning and extra consideration when designing foundations. These are the kind of local details that can catch homeowners out, and part of the reason working with a builder who knows the area makes a real difference.
Whether or not you need planning permission, every extension needs Building Regulations approval. We manage this throughout the build, and you’ll receive a completion certificate at the end, which you’ll need if you ever sell your home.

Why Homeowners Choose Quality Building Services
Since 2007, we’ve built a reputation across Cannock and South Staffordshire for doing things properly and giving honest advice, even when that means suggesting a different approach to the one a homeowner first had in mind. Because design, planning and construction are coordinated by one team, nothing falls between different companies, and you always have a single point of contact who knows your project inside out.
We know the local councils, the housing stock and the ground conditions, so we can spot potential issues early and plan around them. With Managing Director Lee James involved in every project, you’ll always know exactly who is responsible for your build.
