Garden Rooms

A garden room gives you a separate, fully insulated space just a few steps from your back door, without the cost and disruption of extending the house itself. We design and build bespoke garden rooms for home offices, gyms, studios, hobby rooms and entertaining spaces for homeowners across Cannock, Great Wyrley, Cheslyn Hay and the surrounding areas, built to be used comfortably all year round.

Extra Space, Just Across the Garden

Sometimes the room you need doesn’t have to be attached to the house at all. In fact, for a home office, a gym or a music studio, a little distance from the rest of the household is exactly the point. A garden room creates a clear separation between work and home, or a place where noise, mess and equipment don’t spill into your living space.

Garden rooms are also one of the least disruptive ways to add space to your property. Because the build happens away from the house, daily life carries on as normal while the work goes on at the bottom of the garden. There’s no knocking through walls, no living with dust sheets and, in most cases, no planning application.

The difference between a garden room and a garden shed is how it’s built. A room that’s going to be used every day, in January as much as in July, needs proper foundations, insulation, glazing and electrics. That’s where having it built by an experienced building company, rather than assembled from a kit, really shows.

Built Properly, From the Ground Up

Every garden room we build is designed around your garden and how you’ll use the space, with the same attention to detail that goes into a house extension.

Solid Foundations

A garden room is only as good as what it sits on. We prepare a proper base suited to your garden’s ground conditions and levels, so the building stays level, dry and stable for years to come.

Insulated Walls, Floor & Roof

Full insulation throughout keeps the room warm in winter and comfortable in summer, and stops condensation and damp from building up. It’s what makes a garden room genuinely usable all year round rather than just on sunny afternoons.

Windows & Doors

Double-glazed windows and doors, whether bifolds, French doors or sliding doors, bring in natural light and open the room up to the garden, while keeping it secure and weathertight.

Electrics, Lighting & Heating

Power and lighting are run from the house to the garden room by a qualified electrician, with sockets, lighting and heating planned around how you’ll use the space. Internet connectivity can be planned in too, whether through cabling or a mesh network, which is essential for a home office.

Do Garden Rooms Need Planning Permission?

In most cases, no. Garden rooms usually fall under permitted development as outbuildings, provided they meet a few conditions:

- They must be single storey.
- They can’t sit forward of the front of the house.
- They can’t cover more than half the land around the original house.
- They must stay within height limits, which are lower if the building is within two metres of a boundary.
- They must be used for purposes incidental to the house, such as an office, gym or hobby space, rather than as separate living accommodation.

Planning permission is more likely to be needed if you live in a listed building, a conservation area, or within the Cannock Chase National Landscape, where there are stricter limits on outbuildings. A garden room used as a bedroom or self-contained annexe will also need permission. We’ll check how the rules apply to your home before any design work starts.

Building Regulations often don’t apply to smaller garden rooms without sleeping accommodation, depending on their size, position and materials, but larger rooms may need approval. Wherever new electrical circuits run out to the garden, the electrical work must meet Building Regulations and be properly certified.

Why Homeowners Choose Quality Building Services for Their Garden Room

Since 2007, we’ve been building and transforming homes across Cannock and South Staffordshire, and we bring that same building experience to every garden room. Rather than a one-size-fits-all kit, your garden room is designed around your garden, your plans for the space and how it sits alongside your home, then built with proper foundations, insulation and electrics so it stands the test of time.

With one team managing the design and build, you get one point of contact and honest advice from the start, including whether a garden room really is the best solution for what you need. Browse our completed projects, find out more about us or get in touch to start planning your garden room.
