Garage Conversions

Most garages never see a car. They end up as storage for bikes, boxes and things nobody quite wants to throw away. We turn integral, attached and detached garages into bedrooms, home offices, playrooms, utility rooms and annexes for homeowners across Cannock, Heath Hayes, Norton Canes, Great Wyrley and the surrounding areas, finished to feel like they were always part of the house.

Make Better Use of the Space You Already Have

Modern cars have outgrown many garages, particularly on homes built in the last few decades, where an integral garage can be too narrow to comfortably open a car door. As a result, the garage often becomes the most expensive storage room in the house.

Converting it is one of the most practical ways to add a room to your home. The walls, roof and foundations already exist, so there’s far less structural work than building an extension. That usually means a shorter build, less disruption and a lower cost, while still giving you a fully habitable room that’s warm, dry and properly connected to the rest of your home.

The difference between a good garage conversion and a poor one is whether it feels like a real room. A raised, insulated floor at the same level as the house, properly insulated walls, a well-proportioned window where the garage door used to be, and brickwork that matches the rest of the property are what stop a conversion feeling like a garage with carpet in it.

What Could Your Garage Become?

A garage typically gives you somewhere between 12 and 16 square metres of floor space for a single garage, and far more for a double. That’s enough for a comfortable double bedroom, a generous home office or a full family room. The right use depends on how your household lives now and how it might change over the next few years, as well as where the garage sits in relation to the rest of the house.

A garage next to the kitchen naturally lends itself to a utility room or family space, while one off the hallway can work as a quieter, more private bedroom or office. We’ll talk through the options with you and help you plan a room that fits your home, not just the space available.

An Extra Bedroom

A ground-floor bedroom is ideal for guests, a growing family or an older relative who struggles with stairs. Add a shower room alongside it and you have a self-contained space that works for almost anyone.

A Home Office

With more people working from home, a dedicated office away from the main living space has become one of the most common reasons to convert. A garage gives you a separate room with its own door, so work stays at work, even when that’s just across the hallway.

A Playroom or Family Room

Moving the toys, games and general chaos into a dedicated room can give the rest of the house back to the adults. It also works well as a snug, cinema room or teenage den.

A Utility Room & Downstairs WC

Many homes in the area were built without a utility room. Converting part or all of the garage can house the washing machine, dryer, boots and coats, with space for a downstairs toilet that’s genuinely useful for a busy household.

An Annexe for Family

A larger or detached garage can sometimes become a self-contained annexe with sleeping, living and bathroom space, ideal for an elderly parent or grown-up children who want some independence. Annexes need careful thought around planning, which we’ll talk you through.

If you’d like to keep some storage, a partial conversion can turn the back of the garage into a room while keeping the front section for bikes and tools.

Integral, Attached & Detached Garages

Integral garages, built into the footprint of the house, are usually the most straightforward to convert. They’re already connected to the home and often share walls with heated rooms.

Attached garages, joined to the side of the house, are also very popular conversions and can often be combined with a single-storey home extension to the rear for a bigger transformation.

Detached garages can become home offices, gyms, studios or annexes. These often need more work to bring them up to habitable standards, and depending on how they’ll be used, may require planning permission. If you’re thinking along these lines, it’s also worth looking at a garden room, which can sometimes be a better fit.

Planning & Building Regulations

Converting an integral or attached garage into a room is often allowed under permitted development, as long as the work is mostly internal and the outside of the building isn’t significantly changed.

However, many newer homes, particularly on estates built from the 1990s onwards around Cannock, Hednesford, Heath Hayes and Norton Canes, have planning conditions that remove permitted development rights or require the garage to be kept for parking. If that applies to your home, a planning application will be needed. We check this before any design work starts, so there are no surprises.

Every garage conversion needs Building Regulations approval, which covers:

- The condition of the existing foundations
- Raising and insulating the floor with a damp-proof membrane
- Insulating the walls and roof to modern standards
- Filling the garage door opening
- Ventilation
- Fire safety and escape routes

We manage this from start to finish and provide your completion certificate once the work is signed off.
